The NAHB International Builders’ Show® (IBS) 2023 will once again feature two homes as its flagship exhibits: The New American Home® and The New American Remodel®. But this year, the remodeled home will be on display exclusively via an immersive virtual experience.
Coincidentally, The New American Remodel 2023 is located just a short distance away from last year's remodel in Winter Park, Fla. The remodel will showcase how even a seemingly well-designed and well-maintained existing property can be completely transformed into a contemporary, high-performance home using the latest in building products and techniques.
"When the home owners initially came to us about remodeling their home, they said the existing home had many great features, but its overall character did not fit their personality and lifestyle," said Phil Kean, owner of Phil Kean Design Group. "They wanted to eliminate the multiple levels and create a more transitional throughout."
Even with a reduced number of levels, the completed home will add roughly 200 square feet of living space, bringing the total square footage to 7,302. It will retain its five bedrooms, five full baths and three half baths, while enhancing all of the interior and exterior living features. The home will also boast a luxurious outdoor kitchen and a fully renovated, detached two-story guesthouse.

As impressive as the outdoor living spaces will be, Kean admits that most of those who participate in the virtual tours will be even more awestruck by the home's new interior — particularly the kitchen.
"The kitchen is at the heart of the home, and this one is sure to impress," Kean said. "The new design is just phenomenal and will feature the latest in Wolf and Sub-Zero appliances, along with surprises in all the cabinets. The transformation from the original kitchen is going to be incredible!"

Like most remodel projects, the most challenging phase of construction was the initial demo and frame out. Once the project got started, there were several extra steps needed to bring various areas up to code. However, the project is well underway and on track for completion this December.
The home will make its public debut at IBS beginning Jan. 31, when attendees can access both a virtual tour as well as a video tour called the "Showcase of Innovation."
This one-of-a-kind, immersive virtual tour is a joint effort between Scena and Openhaus that will offer visitors a 3D experience of the home. Users will have the opportunity to navigate through the home at their own pace via their laptop, desktop or mobile device.
Presented in a collaborative effort between NAHB, Structure Productions and SGC Horizon LLC, the 20-minute segmented "Showcase of Innovation" will be on display at the ProBuilder Show Village in front of the Center Hall of the Las Vegas Convention Center. The video will provide attendees a high-level, TV show-style tour highlighting the home's innovative products and high-performance capabilities.
